Ask your AI
Loan scenarios, guidelines, objections, marketing — agency rules for conventional, FHA, VA, USDA and non-QM on hand
Ask anything — e.g. "FHA borrower, short sale 3 years ago, what's the waiting period?" or "Write a follow-up text for a lead who went cold."
📋 Guideline answers are the agency floor — lender overlays may be stricter. Education, not an underwriting decision.

Hi Hal, I was thinking about your loan and ran some rough regional numbers. Based on your state's average appreciation, homes like yours may have gained a fair bit of equity since you bought. This is just an estimate, not an appraisal of your place, but it might be worth a chat about your options. Want to talk?

A quick thought on your home equity
Hi Hal, I hope you and the family are doing well. I was reviewing some past files and yours came to mind, so I ran a few rough numbers based on your state's average appreciation since we closed your loan.
I want to be clear that these are regional estimates and not an appraisal of your specific home, so treat them loosely. Using your state's average appreciation of about 70%, a property purchased around $355,000 could be worth roughly $602,833 today. Against an estimated remaining balance of about $245,549, that would leave an estimated equity of around $357,284, or about 59% of the estimated value.
Again, those are ballpark figures for your area rather than a valuation of your home, but they can be a useful starting point. If you are curious what your real options might look like, I am happy to walk through it whenever works for you. Just reply and let me know.

Hi Grace, quick note on your loan. Based on your scheduled balance, you've amortized to about 74% of the value at closing, which is under the 80% mark where you can ask your servicer to drop mortgage insurance. That's roughly $92/month, about $1,104/year. Happy to walk you through the request if you'd like.

A possible way to drop your mortgage insurance
Hi Grace, I was reviewing your loan and noticed something worth flagging. Based on your scheduled balance and the value at closing, you've amortized to about 74% of that value, down from 95% when we started. That's at or below the 80% point where a borrower can request that mortgage insurance be removed.
Right now you're paying about $92 a month in mortgage insurance, which is roughly $1,104 a year. The numbers I used are solid since they're based on the scheduled balance and closing value, but your servicer makes the final call and may ask for an appraisal.
The next step would be a request to your servicer to have it reviewed. If you'd like, I'm glad to walk you through how that works and what to expect. Just reply and let me know.

Hi Grace, I was running some numbers and wanted to reach out. Based on your state's average appreciation, homes like yours may have gained a fair bit of value since we worked together. A quick note about your home equity
Hi Grace, I hope you and your home have been treating you well since we closed your loan. I was doing some numbers and thought of you. Based on your state's average appreciation of about 79 percent, a home purchased around $206,000 could now be worth roughly $368,594, which after an estimated remaining balance of about $152,595 might mean somewhere near $215,999 in equity.
I want to be clear that these are regional estimates, not an appraisal or a valuation of your specific property. Your actual numbers could look quite different, and the only way to know for sure is a closer look.
If you are curious what this could mean for your options, whether that is a refinance, tapping equity, or just understanding where you stand, I would be glad to talk it through. No pressure at all. Just reply whenever it suits you.

Hi Ewa, quick note since I helped with your loan. Rates have moved down to around 6.79% from your 7.7%, which could mean roughly $206 a month in savings based on estimates. I'd need to confirm your balance and credit before anything real. Worth a quick chat?

A refinance idea worth a look
Hi Ewa, I hope you're doing well since we closed your loan. I was reviewing past clients and noticed the market rate has come down to around 6.79%, compared to the 7.7% you locked in. Based on a scheduled payoff estimate, that could bring your principal and interest payment from $2,531 to roughly $2,325 over your remaining 322 months.
That works out to an estimated savings of about $206 a month, or roughly $2,469 a year. With rough closing costs, the breakeven would land somewhere near 33 months. These are all estimates, so I'd want to confirm your actual current balance and credit before quoting anything real.
If this sounds worth exploring, just reply and we can talk through whether the numbers make sense for you. No pressure either way, I'm happy to answer questions.

Home is the screen you land on when you log in. The four boxes across the top show your active loans, your projected commission, and your new leads. Underneath, the activity feed is a plain list of what your tools actually did over the last seven days.
- Log in. Home is the first screen you see, and the top item in the menu on the left.
- Read "What your AI did today". This is real. It lists approvals, videos, ad campaigns, support replies and tasks from the last seven days, newest first.
- If a gold bar appears saying your profile is a certain percent complete, click "Finish profile". It opens the setup wizard.
- Read the four boxes across the top. Loans in pipeline and Projected commission come from your Deal Pipeline. New leads this week and Last lead in come from your CRM, and read "connect your CRM" until yours is connected.
Pro tip. Your lead numbers refresh every few minutes from your CRM in the background, so Home never waits on GoHighLevel. If the CRM is having a bad day you still see your last known numbers rather than a spinner.
Common questions
Why do my lead boxes show a dash instead of a number?
Because your GoHighLevel CRM is not connected to the dashboard yet. Ask us to finish connecting your sub-account and they fill in on their own. A dash means we do not know, not zero.
Where do I see my monthly closings and volume?
In Deal Pipeline and Commissions. They hold your full figures. Home keeps it simple: the four boxes at the top and the activity feed.
I dismissed the gold profile bar and it came back. Why?
Dismissing it only lasts for that browser session. It returns next time you log in, until your profile is one hundred percent complete.
The activity feed is empty. Is something broken?
No. It only covers the last seven days. If you have not used the tools in a week it will be empty, and it suggests a few things to try.
I am a team member and my profile says one hundred percent. Is that right?
Yes. Profile completion follows the account owner, so team members always read as complete.

Brand Kit
4 min read
Your Brand Kit is where you tell the system who you are, once. Your name, business, photo, logo and licensed states are reused automatically by your ads, your website, your posts and your ad scripts. It is the highest value ten minutes you will spend here.
- Open "Brand Kit" in the menu.
- Fill in "About you": first name, last name, phone, NMLS number, city and state, and your website.
- Fill in "Your brand assets": business name, then click "Upload logo (PNG)" and "Upload headshot".
- Tick every state in "Licensed states" that you can lend in.
- Paste a few reviews into "Client reviews" if you have them.
- Click "Save brand kit" at the very bottom. Nothing saves until you do.
Pro tip. Do this before anything else. An empty Brand Kit means your AI captions say "your brokerage" instead of your business name, and your ad scripts leave (Name) in the text.
Common questions
I filled it in but nothing saved. What happened?
There is one "Save brand kit" button, right at the bottom under all four cards. It is easy to miss. If you leave the page before clicking it, you lose the lot.
It said "Text saved, image upload failed". Did I lose everything?
No. Your text saved fine. Only the picture failed. Pick the file again and click Save brand kit once more.
Why is my profile still not one hundred percent?
Eleven fields count: first name, last name, business name, phone, NMLS, city and state, licensed states, logo, headshot, about, and website. The application link and reviews do not count toward the percentage.
Where does my city and state actually get used?
Three places. It prefills the target city in the Ad Launcher, it fills the (State) placeholder in your ad scripts, and it appears on your website.
Why can I not search for realtors?
Realtor search only works inside the states you tick under Licensed states. Tick at least one and save.

Ad Launcher
4 min read
Ad Launcher puts a real Facebook ad live from one screen. You pick what you are advertising, pick a picture or video, set a daily budget and a ZIP code, and press Launch. The ad goes LIVE — there is nothing to switch on afterwards. We write the ad text, set the landing page and name the campaign for you.
- Open "Ad Launcher". Everything is on one screen.
- 1 · Pick what you are advertising, for example "Home Buyer" or "VA / Veterans". That sets your landing page automatically. If a program is dimmed we are still setting its page up — tap it and we will finish it.
- 2 · Pick your image or video from the grid. It shows everything you already have: AI images, Content Studio posts, your AI Videos and anything you have uploaded. "Generate a new image" takes you to AI Ad Images and back. "Upload" takes a photo or video straight off your phone.
- 3 · Drag the budget slider. $5 a day is the minimum Facebook allows and $20 is where most brokers start.
- 4 · Check the states (or provinces) you want it to run in. We fill these in from your Brand Kit licence and tick them all, so most brokers have nothing to change here.
- Press "Launch my ad". That is it — your ad is live.
Pro tip. Your landing page, your Facebook account and your states are all filled in for you — nothing to paste, nothing to connect, nothing to look up. If the Launch button is greyed out, the line beside it says exactly what is missing.
Common questions
Does my ad really go live straight away?
Yes. There is no paused step and nothing to un-pause. Facebook reviews every new ad first, which usually takes under an hour, so the status says "In review" until they finish and then "Live".
Why can I only pick whole states or provinces?
Two reasons. Facebook does not allow mortgage and housing ads to target a single neighbourhood, and your licence covers the whole state or province anyway. Your ad runs across all of it.
Where does the list of states come from?
Your Brand Kit — the states you are licensed in. It is the same list that decides where you can search for realtor partners. They all start ticked, so if you are licensed in one state there is nothing to do.
It says my Brand Kit has no licensed states. What now?
Open Brand Kit and add the states or provinces you are licensed in, then come back. We will not launch an ad without them: an untargeted ad spends your money on people you cannot lend to.
Where do I paste my funnel or website link?
You do not. Picking a program sets the landing page for you. If the program you want is dimmed, its page is not ready yet — tap it and we will set it up and let you know.
Where did the Facebook connection screen go?
We do it for you when your account is set up, so there is nothing for you to connect. If your ad account is not ready yet the top of the page says so and your account manager is already on it.
Can I run a past campaign again?
Yes. Every campaign has "Run this again" underneath. It loads the same program, picture and area back onto the screen so you can change the budget and launch it again.
Who writes the ad wording?
We do, from the program you picked and your Brand Kit business name. There is no wording to write and nothing to edit before launching.
How much does this cost me in credits?
Launching is free, and so is the ad text. An AI image is one credit and uploading your own photo or video is free. Your only real cost is the daily budget you set.

Deal Pipeline
4 min read
Deal Pipeline is your loan board. Every file you add moves through Application, Processing, Underwriting and Funded, and anything you mark Funded feeds your Commissions page automatically. This is the real source of your numbers.
- Open "Deal Pipeline" and click "+ Add a loan file".
- Type the client name, pick the loan type and the stage, then type the loan amount and your commission.
- Click "Save loan". The file appears as a card in that stage column.
- As the file moves, change the stage dropdown on the card. Moving it to "Funded" stamps today's date automatically.
- Use the pencil to edit a file and the cross to delete one.
Pro tip. Only the client name is required, so it takes about ten seconds to add a file. Add them as you take them and your Commissions page keeps itself up to date.
Common questions
Does it work out my commission for me?
No. You type the commission yourself. There is no rate or basis point calculator, so whatever you enter is what your Commissions page reports.
I marked a loan Funded but it is not in my year to date total.
A funded loan only counts toward year to date if its close date falls in this year. If you back-dated it to last year it drops out of the total, even though it still shows in Recent closings.
What does the Dead stage do?
It parks the file out of your active list. Dead loans count toward nothing, neither funded nor projected.
Can I save a file with no loan amount?
Yes. Only the client name is required, so a zero dollar file saves quietly. Double check the amount if your projections look low.
5
Commissions
3 min read
Commissions adds up what you have earned from loans you marked Funded in Deal Pipeline, and shows what is still projected in your open files. You can also set a monthly goal and watch the bar fill.
- Open "Commissions". Everything here comes from Deal Pipeline, so add your files there first.
- Type a number into "Monthly commission goal" and click "Save goal".
- Read "Income breakdown" for closed this month, projected from your pipeline, your average per loan and how many you closed this year.
- Scroll to "Recent closings" for the list of funded files.
- To add a loan without leaving the page, click "+ Add loan".
Pro tip. Projected commission counts every open file regardless of how likely it is. Move the ones that die to the Dead stage so the number stays honest.
Common questions
A funded loan shows in Recent closings but not in my year to date. Why?
It has no close date, or the date is not in this year. The table lists it with a dash under Closed. Open it in Deal Pipeline and set the close date.
I beat my goal but it still says one hundred percent.
The percentage is capped at one hundred. Raise the goal if you want to keep tracking above it.
What counts as projected?
Every open file, meaning Application, Processing and Underwriting. The close date is ignored for projections.

My Tasks
3 min read
My Tasks has two tabs. Approvals is anything the system is waiting on you to say yes or no to. Daily Tasks is your own to-do list with due dates and priorities.
- Open "My Tasks". You land on the "Approvals" tab.
- For anything waiting, click "Approve" or "Deny". The decision saves instantly and moves to Decision history.
- Click the "Daily Tasks" tab.
- Type what needs doing, optionally set a due date, pick Normal, High or Low, and click "Add task".
- Click the circle to tick a task off. Click the cross to remove it for good.
Pro tip. The badge next to My Tasks in the menu is about approvals only. Check the Daily Tasks tab yourself.
Common questions
I ticked a task off and it is still there. Why?
Ticking marks it done and puts a line through it. It stays on the list until you delete it with the cross. That is deliberate, so you can see what you got through.
I have ten tasks but the menu badge shows nothing.
The badge counts approvals waiting on you, not tasks. An empty badge with a full to-do list is normal.
My overdue count looks wrong.
Due today and overdue are worked out when the page loads. If you left the tab open overnight, reload it.
7
Compliance
3 min read
Compliance reads any ad, post, email or flyer before it goes out and flags mortgage advertising problems, like a missing NMLS number, a rate quoted without an APR, or a promise you cannot make. It gives you a fixed version you can copy.
- Open "Compliance".
- Paste your ad copy, social post or email into the box.
- Click "Check compliance".
- Read the verdict, either PASS or NEEDS REVIEW, and the list of issues with the reason for each.
- Click "Copy fixed version" to take the corrected wording.
- Every check saves itself into "Check history" underneath.
Pro tip. Run your ad copy through here before you launch it. It takes ten seconds and it catches the missing NMLS number that gets ads pulled.
Common questions
Is this legal advice?
No. It is AI guidance and it says so on the page. Run anything important past your compliance team before it goes out.
It said NEEDS REVIEW but the issues look minor. Why?
We are deliberately cautious. If the check finds any issue at all it reports NEEDS REVIEW, even when the wording is close.
I pasted a long email and it only seemed to read part of it.
Anything past about eight thousand characters is cut off. Check long pieces in sections.
What exactly does it look for?
Equal Housing wording, a missing NMLS ID, misleading rate or savings claims, rates quoted without APR or the required disclosures, guaranteed approval language, and bait and switch.

Rate Watch
2 min read
Rate Watch shows today's national average rates for five products: 30 year fixed, 15 year fixed, FHA 30 year, VA 30 year and Jumbo 30 year. They come from Mortgage News Daily and update every business day. The 30 year number also sits in the bar at the top of every page. It is a national average, not your rate sheet.
- Open "Rate Watch", or just read the rate pill at the top of any page.
- Read the four numbers across the top, and the full rate sheet on the right for FHA, VA and Jumbo too. The "as of" date tells you the day they are from.
- Use it for market conversations. Do not quote it to a borrower.
Pro tip. The card is called "Today's rate sheet" but it is a national average. It is good for a market conversation and no good for a quote.
Common questions
How current are these numbers?
They update every business day from Mortgage News Daily. The "as of" date shows the day they are from.
This does not match my pricing engine. Is it wrong?
No. It is a national average. It is not your rate sheet and it is not quotable to a borrower.
It says the rates are updating. What does that mean?
It means the daily feed has not refreshed yet. You still see the last good numbers, just without the LIVE tag, until the next update lands.

My Website
3 min read
A one-page professional website we host for you. You tell us what you want it to look like in your own words, we build it, and you press publish. Your logo, headshot and colours come from your Brand Kit automatically. You never touch a domain or any settings.
- Open "My Website".
- Tap "Start" on the "Design your website" card. It asks a few friendly questions one at a time — what you want it to look and feel like, colours, sites you like. There are no wrong answers and you can skip anything.
- Tap "See how it looks" whenever you want to check it.
- Tap "Publish my website" when you are happy. That is the whole job.
- If you want to change anything on the site — your about text, your reviews, your phone number — open "Change the details on my site". Everything in there saves by itself as you type.
Pro tip. Fill in your Brand Kit first. The site pulls your logo, headshot and colours from it, so a complete Brand Kit means your website is most of the way built before you start.
Common questions
Where do I set up my web address?
You do not. We set it up for you, the same way we set up your Facebook, your CRM and your blog. Until it is ready the page says so at the top — you can still design your site and preview it, and it goes up the moment the address is live.
Do I have to fill in every question?
No. Tell us what you want in your own words on the first screen and skip anything you are unsure about. The more you tell us, the closer the first version will be.
Do I need to save my changes?
No. Everything in "Change the details on my site" saves by itself a second or two after you stop typing. You will see "Saved" appear next to the buttons.
I updated my logo in Brand Kit but my site still shows the old one.
Your images are copied onto the site when you publish. Press Publish again to pick up the new logo or headshot.
My Apply now buttons disappeared.
They only show when the Application link field has a URL in it. Leave it blank and the buttons stay hidden on purpose.

Credits
2 min read
Credits are what you spend on AI images and videos. You get two hundred free every month automatically and they never expire. Most of the dashboard, including all the writing tools, costs nothing.
- Click the gold credits pill at the top right of any page. That is the only way in, there is no menu item for it.
- Read your balance and what things cost.
- To buy more, pick one of the packs and pay through the secure checkout.
- Check "Usage and history" to see where your credits went.
Pro tip. The free two hundred a month only arrives when you log in. If you go a month without signing in, that month's credits do not queue up.
Common questions
Where is the Credits page in the menu?
It is not in the menu. Click the gold credits pill at the top right of any page.
What actually costs credits?
An image is one credit. A carousel is one credit per slide. A clone video is thirty. A video edit is ten. A fresh realtor search is five. Captions, blog posts, ad copy, ad scripts, compliance checks and the AI Coach are all free.
My generation failed. Did it still take my credits?
No. You are only charged once something is actually produced. Failed images and failed videos cost nothing.
When do my free credits arrive?
They land when you log in, once per calendar month. They do not stack up if you skip a month.
I am a team member and I cannot buy credits.
Credits are shared across the workspace and only the account owner can buy more.

My Team
4 min read
My Team does two separate things that look alike. The top half gives real logins to people who work with you. The bottom half is a roster where you track your loan officers' production by hand. They are not connected.
- Open "My Team". Core gives you two seats, Pro three, X five. You do not count against your own seats.
- Click "+ Add team member", fill in their name and email, and click "Generate" for a password.
- Click "Add team member". Copy the login details on the next screen straight away, because the password is never shown again.
- Send them the details yourself. Nothing is emailed by us.
- For the roster lower down, click "+ Add loan officer" and type their numbers. This gives them no login.
Pro tip. The two halves of this page are unrelated. "+ Add loan officer" does not create a login and "+ Add team member" does not put anyone on your roster.
Common questions
Does adding a loan officer send them an invite?
No. Nothing is emailed, ever. The roster is a spreadsheet for your own tracking. To give someone a login, use "+ Add team member" at the top and send them the details yourself.
I closed the page without copying the password.
It cannot be recovered. Click "Reset password" next to them for a new one.
What can my team members not do?
They cannot change billing or your plan, they cannot connect or disconnect Facebook and GoHighLevel, and they cannot manage seats. They can run the Ad Launcher using your connections.
Do I need to add someone twice?
Yes, if you want both. A seat is a login. A roster entry is production tracking. They share no data.
I removed someone. What happens to them?
Their login stops working straight away and the seat frees up.

Content Studio
6 min read
Content Studio writes social posts in your voice and makes images to go with them. There are three separate tools on the page: a caption writer, a carousel builder, and a plain image generator. Nothing posts automatically, you download and post it yourself.
- Open "Content Studio".
- In "Generate a caption", pick a post type, tap an idea or type your topic, pick a tone, and click "Generate caption".
- Your post appears under "Your posts". Pick a shape there and click "Generate image" to add a picture to it.
- For a multi slide post, use "Generate a carousel", choose how many slides, and click the generate button. The words are printed onto each slide in your brand colours with your name and NMLS, and you get one caption for the post. It costs one credit per slide.
- Click "Copy" for the words and "Download image" for the picture, then post them yourself.
- Want to run an image as a Facebook ad? Click "Use in this ad" on any image and it drops straight into the Ad Launcher as your ad picture.
Pro tip. The three cards are separate tools, not one wizard. You can use the image generator on its own without writing a caption first.
Common questions
Does this post to my Facebook or Instagram for me?
No. Nothing auto-posts. You download the image, copy the caption, and post it yourself. You stay in control.
I don't want to be on camera for my ad. What can I do?
Make an image here in Content Studio, then click "Use in this ad" on it. It becomes your ad picture in the Ad Launcher, no filming needed. The Ad Launcher's "Record it yourself" step also links you straight here.
I made an image with the standalone tool. Where did it go?
Under "Your posts", same as everything else. That surprises people.
My carousel came back with some slides missing.
Those slides could not be rendered. You are only charged for the ones that came out, so the charge is smaller than the button quoted.
Why is there only one caption on my carousel?
Because that is how a carousel is posted. Each slide carries its own words printed on the picture, and the single caption underneath is the one you copy into Instagram or LinkedIn with the whole set.
Can I change the colours on my carousel slides?
Yes. Set your brand colours in Brand Kit and every slide uses them, along with your name, NMLS and logo. They apply to your co-branded flyers too.
My captions say "your brokerage" instead of my business name.
Your Brand Kit business name is empty. Fill it in and save, and captions use it from then on.
What does this cost?
Captions are free, even at zero credits. Images are one credit each. Carousels are one credit per slide.

AI SEO & Blog
Pro
3 min read
We write full blog posts in your voice and publish them to your own blog. You read them and say yes or no — that is your whole job. There are two tabs: Your blog, where you write and approve, and Results, which shows how the posts are doing. A post costs 2 credits, picture included.
- Open "AI SEO & Blog". You land on the "Your blog" tab.
- Type what you want a post about, or tap one of the topic cards — a card writes it straight away.
- Wait about half a minute. Your post appears under "Waiting for your yes" with a picture of how it will look.
- Tap "Read it first" if you want to check it, or just tap "Approve & publish".
- That is it. The post moves to "Live on your blog" and anyone can read it.
- Tap the "Results" tab whenever you want to see how they are doing.
- If you would rather not think about it, set "Write for me automatically" to once a week. We write the draft, you still say yes before anything goes live.
Pro tip. The fastest way to start is to tap a topic card and approve what comes back. You can always edit it afterwards — editing a published post updates the live page too.
Common questions
Will it publish anything without asking me?
No. Every post waits for you. Nothing goes live until you tap Approve and publish.
Where do I set up my blog address?
You do not. We set it up for you, the same way we set up your Facebook and your CRM. If it is not ready yet the page says so at the top — you can still write posts and they will publish the moment it is live.
My Results are all zero.
Reads are counted on the live page, so there is nothing to count until a post is published and people start finding it. Search traffic usually takes a few days to show up. A zero here is a real zero, not a broken number.
Why is there no "where you rank on Google"?
Because we cannot measure it yet, and we would rather show you nothing than make a number up. The same goes for leads from your blog. Everything on the Results tab is something we actually count.
Does a reader have a way to contact me?
Yes. Every published post ends with a button to your own landing page, so someone who liked the article can go straight to asking you about a mortgage.
The post mentions "your brokerage".
That is what we fall back to when your Brand Kit business name is empty. Fill it in and future posts use your real name.
Does this cost credits?
A post costs 2 credits, which covers the writing and the picture at the top. Approving, publishing, editing and asking for changes are all free. Once a week works out at about 9 credits a month, every day at about 61.
Will the automatic setting drain my credits?
No. The price is written on every option before you pick it, and if your balance runs low we stop and tell you rather than spending what is left. Nothing is written while it is paused.
Can I choose what it writes about?
Yes. "What we'll write next" is your list, in order. Add your own, reorder them, delete any you do not want. If the list is empty when a post is due we pick a topic from your programs and the areas you are licensed in.
I do not like a draft. Do I have to start again?
No. Open it and use "Ask for a change" — say it however you like. We tell you exactly what we changed and anything we could not work out, and it costs nothing.

Videos
Pro
8 min read
The Videos page holds two different tools on two tabs. Video Editor takes a clip you filmed and sends back a polished, captioned version, and it is on Pro. My AI Videos turns a script into a video of you talking, without filming, and it is on X.
- Open "Videos". On Pro you land on the "Video Editor" tab. On X you can also use the "My AI Videos" tab.
- Video Editor: drag in a clip, tick Captions, Background music or Remove silent gaps, and click "Start edit". It costs ten credits, charged only when it finishes.
- My AI Videos, one time setup: upload a clear face photo and click "Save photo", then upload fifteen to thirty seconds of your voice and click "Clone my voice". Both are free.
- Write a script, or type a topic and click "Generate with AI Coach".
- Pick a shape and click "Generate video". That costs thirty credits and takes a minute or two.
Pro tip. Do the photo and voice setup once, when you have five quiet minutes and decent light. Every video you ever make afterwards is just a script and a click.
Common questions
Where is My AI Videos? I cannot find it in the menu.
There is no separate menu item for it. It is the "My AI Videos" tab inside the Videos page, and it needs the X plan. This is the easiest thing in the whole dashboard to miss.
The Generate video button will not click.
It stays switched off until both setup steps are green: your photo saved and your voice cloned. Do those first.
My video has said Rendering for ages.
Rendering takes a minute or two, and the page has to be open to notice it finished. If you closed the tab, come back and it picks up where it left off.
My edit has been Queued forever.
The Video Editor renders on a separate machine. If that is not running, jobs sit in the queue with no error. You are not charged. Raise a support ticket if it stays stuck.
Was I charged for a video that failed?
No. Your AI videos and edits are only charged when a finished file comes back.

AI Coach
Pro
3 min read
AI Coach is a chat that knows mortgage. Ask it about loan scenarios, objections, marketing or growing your book, and it remembers your conversation. It is free and does not touch your credits.
- Open "AI Coach".
- Type your question in the box at the bottom and click "Send".
- Ask follow up questions. It remembers what you already discussed.
- For loan structuring, describe the borrower in the chat, for example first-time buyer, 680 credit, 3.5 percent down. The answer comes back in the chat.
Pro tip. Treat it like a smart colleague, not a search box. Give it the full borrower picture and it gives you a far better answer.
Common questions
The "Try asking" examples do not do anything when I click them.
They are just examples printed on the page, not buttons. Type or paste the question into the box yourself.
Does this cost credits?
No. The AI Coach is free.
I asked something and got no answer back.
Your question saves even if the reply fails, so you see your message with nothing under it. Try again, and raise a ticket if it keeps happening.

Realtor Partners
Pro
7 min read
Realtor Partners finds real estate agents near you, drafts your outreach, and tracks them from first contact to a partner who sends you deals. It also writes co-branded content that makes your partners look good.
- Tick your licensed states in Brand Kit first. Search will not work without them.
- Open "Realtor Partners" and stay on "Find & recruit realtors".
- Pick a state and type a city, then click "Find realtors". A fresh search costs five credits and takes up to a minute or two. An area searched recently is free.
- For an agent you like, click "Draft outreach" for a message, or "+ Add as prospect" to start working them.
- Move each prospect along with the status dropdown: New, Contacted, Interested, Partnered or Passed.
- On the "Tracking & leaderboard" tab, pick a partner and a content type and click "Generate" for co-branded pieces. Click "+1" each time they send you a referral.
Pro tip. Search the same city twice in a month and the second one is free. Do your searching in batches rather than one city at a time.
Common questions
The search boxes are greyed out.
You have not set your licensed states. Open Brand Kit, tick the states you lend in, and save. Search is restricted to those states on purpose.
My search was free. Why?
That area was searched in the last thirty days, so you got the cached result at no cost. Only a fresh scrape costs five credits.
What is the difference between a prospect and a partner?
A prospect is someone you are chasing on the Find tab. They only become a partner on the leaderboard when you set their status to Partnered.
Does it know when a partner sends me a deal?
No. The referral count is yours to keep. Click "+1" when one comes in.
Are these agents exclusive to me?
No. Search results are shared, so another broker may have seen the same agents. Speed and a good first message matter.

Tax & Expenses

Tax and Expenses logs what you spend on the business and keeps a running estimate of what is deductible. Attach a photo of the receipt and it is stored with the entry, so tax time is a lot less painful.
- Open "Tax & Expenses".
- Type the amount, pick a category, set the date, and add a note.
- Click "Attach receipt" to add a photo of it.
- Click "+ Add expense".
- Switch between "This Month", "This Quarter" and "This Year" to change what the totals cover. It opens on This Year.
- Use the pencil to edit and the cross to delete.
Pro tip. Photograph the receipt when you pay, not at tax time. The paperclip on the row is your proof it actually attached.
Common questions
How is the deductible estimate worked out?
Meals count at fifty percent. Everything else counts at one hundred percent. It is an estimate to help you plan, not tax advice.
I attached a receipt but there is no paperclip on the row.
The upload failed quietly and the expense saved without it. Edit the row and attach it again. Always check for the paperclip.
It will not take my PDF receipt.
Only images are accepted. Take a photo or screenshot of the PDF.
My expense went into the wrong category.
An unrecognised category quietly becomes Other, and a bad date quietly becomes today. Check the row after adding it.

Support is how you reach a human. Open a ticket and it goes straight to our team, who usually reply within a few hours. Your ticket and our replies stay on this page as a conversation.
- Open "Support".
- In "Open a support ticket", type a subject, pick a priority, and describe the problem.
- Click "Submit ticket".
- Your ticket appears under "Your tickets" on the right.
- Reload the page to see our reply. Type in the follow up box and click "Send" to keep the thread going.
Pro tip. Say what you clicked and what you expected to happen. It is the difference between one reply that fixes it and four emails going back and forth.
Common questions
How do I know when you have replied?
Reload the Support page. Replies do not pop up on their own and we do not email you, so check back rather than wait for a notification.
How fast do you reply?
Usually within a few hours. Average first response is under three hours. On the X plan your tickets are flagged VIP automatically and answered first.
Can I mark my own ticket as VIP?
